Staging an empty house

I did not take before pictures...this house was empty as it was for sale.
Here are the 'After' pictures with as much 'staging' as we could possibly do with what we had.

Update! This house was sold 20 days after it was staged!

Update from May 29, 2009 Posting!

I spoke to Brenda Underwood the Coldwell Banker realtor of Mr. Farrell's home. She told me that two weeks after they placed his home on the market, it was SOLD!

I don't apologize when I say, "Praise God"! That is definitely awesome!

Cleaning House Project

This particular project has been a three day process. The living room, family room, dining room and kitchen were finished on day one. The following photographs consist of a few before and after's. This was a cleaning and organizing project. Usually I don't clean houses, however, I was able to assist a client with some long overdue cleaning and organizing.

From Decluttered to Restored

It was a housecleaning project turned organizing and staging.

Try to imagine these spaces before: the rooms filled with chaos of everyday living. Children's clothes laying on the floor, covering the dining room table, furniture strewn throughout the room with no order along with papers laying on the floor. Imagine a small twister going through a house and leaving behind the ruin.Being on a mission to get it cleaned up, the camera was not a priority on my 'top ten' list. However, here are the after photographs of my client's home...from 'decluttered to restored'.

May 29, 2009 Before and After Farrell Staging Project

This evening I was able to help a very helpful client stage several rooms. The home was in great shape to begin with. The gentleman who owns the house is very meticulous and takes great care of his home. There were minor 'tweeks' that took place.

The dates on the photographs are incorrect, this staging project took place May 29, 2009.

The following photographs are before and after of the living room. The living room has great, masculine furniture, however it was placed incorrectly throughout the room. There was also a chair in the left corner so as you walk into the space it was causing the room to look cramped. The chair did not belong in the space so we moved it upstairs to his bedroom. My clients willingness throughout the evening was of great assistance to the success of the staging process.

The following photographs were taken of the panels on the curtain rods. I informed the client that because he had masculine furniture and fabrics he wanted to continue the theme throughout the window treatments. I also eased his mind in showing him an alternative until he was able to purchase the necessary fabric.

The before photograph shows the two panels shut straight across the curtain rod. I showed him the alternative in which the panels are meant to hang and that is so that the fabric is 'bunched' together which in effect creates an illusion that the fabric is somewhat heavier.

By removing the placemats it creates an illusion that the space is bigger. The eye naturally focuses on the distraction, however when removing the 'distraction' the eye is able to see the room as a whole as it flows.

This is the game room upstairs. The flow of the room was being obstructed by the big speakers that were over extending the space of the wall and giving an illusion that the room was smaller. I had him remove the speakers and he then moved the entertainment center to the center of the wall which made a difference in the flow of the room. I also suggested that if he went to a home decor store he could find artificial foliage to place on the entertainment center and bring the art on the wall and the entertainment center together, to add a better flowing effect. Trees and plants are great 'filler' to any room, it also creates a calming, 'homey' atmosphere.

August, 2008 Master Bedroom

Gigantic master bedroom. Due to the lease agreement for this particular client, they were unable to paint the walls, which would offer a more soothing atmosphere. However, I was able to 'stage' the room to the client's surprise. Utilizing the clients existing furniture and placing it strategically throughout the large master bedroom.

This project was literally started from before the walls were built. I was able to assist my client from paint to many different materials throughout the house. Unfortunately, I do not have the before photos of when the house was under construction to the final move in process.

Nursery, April, 2009

This room was a cluttered office before it became a nursery. Unfortunately, I do not have before photos so that you can appreciate this transformation.

This was also done with a dear friend that told me about the much needed nursery as the mom went into labor six weeks before the due date. We started decorating at 9 am and were finished by 3:00 pm..this included emptying out the room, shopping and decorating.

If you notice the huge speakers in this room. This was something that did not want to be used in the process of staging, however the client wanted them in the room. We worked around this and utilized these giant speakers as pedastals...
